A condominium plan, which we specialize in, can be created into different types such as: common element, standard, or vacant land. The lands will be dividing into units and common elements.
The Surveyor documents that will form part of the Declaration and disclosure package prepared by the developer's Lawyer upon launching for sales. Typically the Surveyor will be responsible to prepare any combination of the Draft Plans and Schedules A,C,F and inclusions/exclusions.
This is our most common request, as it pertains to house additions, rebuilds, and buying and selling a property. SRPR is a plan done in a format to accommodate a real estate transaction. It consists of a plan of survey and a brief surveyor’s report about the property.
R-Plan's may be required when a severance of land, or parcels of tied land will need to be divided into separate parts. R-Plan's are also required when entering into a Land Title's Absolute application which will enable you to upgrade your qualifier. This common request will ensure that any existing or potential objection with neighbouring land owners are avoided. Ultimately, a reference plan can illustrate the existing and proposed boundaries or limits of an easement or other interest in land. This plan is typically used for the division or description of existing or proposed lands/easements.
This plan illustrates the boundaries and the existing features of the property such as buildings fences, paved areas, trees, and grade elevations. This type of survey is typically used for the design of a new house or an infill lot that a developer may require for the preparation of a site grading plan.

Construction surveys are part of a builder’s package for residential and commercial structures.
A Site Grading Plan shows the location of the proposed house and the proposed grading of the site. It often shows the existing and proposed water, sanitary, and storm connections to the new house.
